If a project that meets the registration threshold (land area over 500 sq. m. or over 8 units) is not listed, it is a major red flag. Selling properties without mandatory registration is illegal. RERA registration is mandatory for all real estate projects (including plotted developments/layouts) where the land area is over 500 square meters or the number of apartments (units) developed exceeds eight (inclusive of all phases).
